Draft Leases
Propertyware allows you to create a Draft Lease for tenants who are either in the process of moving into a vacant unit or who are being screened for possible occupancy. Draft Leases contain a tenant ledger that can be used to create one-time charges and record tenant payments associated with screening and application fees; Draft Leases also allow you to link a prospective tenant's contact information to a property.
If you are ready to accept a tenant and initiate the move-in process, you can convert the Draft Lease to an Active Lease and move your Tenant into the property and/or unit. To do this, first locate the applicable Draft Lease, and click the Tenant Ledger button from the sub-navigation bar. Then choose the Move In Tenant button to perform the move in calculation.
If you decide to reject a tenant or the tenant chooses not to rent the unit, you can change the status from Draft to Terminated. To do this, locate the applicable Draft Lease and click the Summary button from the sub-navigation bar. Next, edit the lease by clicking the Edit button at the top of the page, and change the Status of the lease to Terminated; then,save the lease. This will terminate the lease and remove it from Draft status.
