Discounts
Propertyware allows you to create both one-time and recurring discounts to post on the tenant ledger. Once you have created a lease, you may proceed to create a one-time or recurring discount.
Creating a Recurring Discount
Locate the lease by using Search or the Lease Navigator.
Click the Summary button on the Sub-Navigation bar.
Click the Edit button.
Scroll down to the Auto Charges table and click the New Auto Charge button.

Change the Income Account to DISCNT- Discount/Promotions.
Enter the Amount for the discount.
Enter the Frequency of the discount, or how often the discount will show on the tenant ledger.
Select a Start Date for the discount. If you set the start date for in the future, the discount will remain inactive until such date has been reached.
Enter an End Date for the discount. If you do not enter an end date, the discount will appear for the duration of the lease.
Enter the Due Day (day of the month) that the discount should post to the tenant ledger.
Enter a Description for the discount.
Click Save; the recurring discount appears on the lease.
Creating a One-Time Discount
One-time discounts can be created from a lease's tenant ledger.
Locate the lease by using Search or the Lease Navigator.
Click the Tenant Ledger button on the Sub-Navigation bar.
Click the Refund, Discount orAdjustment button above the Tenant Ledger table.

Select the Discount radio button; enter the Date, Amount, and a Comment for the discount.
Click the Save button; and discount appears on the Tenant Ledger.
Applying a Discount
Locate the lease by using Search or the Lease Navigator.
Click the Tenant Ledger button on the Sub-Navigation bar.
Once you create the discount (see instructions above), you can apply it to the applicable payment. To apply the discount click, the Record Payment Received button.

Enter the payment information and check the items that you would like to mark paid.
Any discounts on the Tenant Ledger will appear in the Discounts and Adjustments section. Select the checkbox in the "Apply" column to apply the discount to the corresponding tenant payment.
The Payment Summary shows the total of the amount received from the tenant and the discount applied to the payment received.
Click the Save button to record the payment with the applied discount.

Note: If you entered erroneous information, click the Clear Payment button at the bottom left corner of the window; this will clear the displayed payment information. |
