Refunds
Propertyware allows you to create a refund either automatically when you move a tenant out, or manually from the tenant ledger. Some examples of when you might need to create a manual refund include:
One roommate on the lease vacates the unit and requires a refund of their portion of the security deposit.
A tenant overpays what was owed and wants a refund.
A tenant wants a refund for a prepayment you have been holding.
To create a refund manually:
Locate the lease by using Search or the Lease Navigator.
Click the Tenant Ledger button on the sub-navigation bar.
Click the Refund, Discount, Adjustment button above the tenant ledger table.

This opens up a window where you can manually create the refund:

Select the Refund radio button; then, choose the bank account to pay the refunded amount by selecting it from the Pay From dropdown menu.
Enter the reference number for the payment in the Ref # field. If you plan to have a check printed from either QuickBooks of Propertyware, select the To Be Printed checkbox.
Designate the type of refund you will issue by selecting one of the following options:
General Refund- Deducts funds from the selected Pay From bank account.
Security Deposit Refund- Deducts the refunded amount from the balance of the security deposit held for the selected lease.
Prepayment Refund- Deducts the refunded amount from the balance of the prepayment held for the selected lease.
Enter the Amount of the refund. This amount will appear as a negative number.
Enter the Date for the issued refund and any Comments for the refund, if applicable.
Click the Save button to issue the refund.
Your refund will appear on the tenant ledger in a green row. Note that you can view a summary of all your refunds from the Money Out tab.
